Troubleshooting: Horrible, Horrible lag w/60 mb/s connection. Port Forwarding does nothing.

Please help!

I have a very fast connection, with no lag in any other games or services (approx. 50-60 mb/s on avg). I get TERRIBLE lag in AOE2 HD multiplayer. Initially I was receiving "NAT" error messages in multiplayer lobby chat, so I forwarded all of the typical Steam ports that I understood to be relevant. It seemed like my problem actually became worse...

I'm not sure what I can actually do: at this point my ports are forwarded, I am retaining a static IP, and I lag every single multipler game (I only join 'close' or 'regional.')

Any ideas guys?
