Hi, looking to build a new PC with mid range specs, will mostly be using this for learning web development (HTML, CSS, JS, PHP) and testbeds (1-2 VMs ), with gaming ( EU4, Age of empires, Grid etc).

Any suggestions to stay within budget but get good performance?
