Making the most overpowered civ by picking the best civ bonuses

Let's say you can add a brand new civilization to the game. Instead of making new civ bonuses and unique techs, you can only pick from existing ones.

You can pick 3 civ bonuses, 1 castle age and 1 imperial age unique tech, 1 unique unit, 1 team bonus, and 1 tech tree. What is the most overpowered combination you can make?

Example:

Civ bonus 1: (Mongols) Hunters work 40% faster

Civ bonus 2: (Britons) Shepherds work 25% faster

Civ bonus 3: (Franks) Foragers work 25% faster

Castle age tech: (Franks) Chivalry: Stables work 40% faster

Imperial age tech: (Burmese) Manipur Cavalry: Arambai and cavalry +6 attack vs buildings

Unique unit: (Huns) Tarkans

Team bonus: (Huns) Stables work 20% faster

Tech Tree: Persians

This civilization can get food incredibly fast in the dark age, which is perfect for either a very fast feudal scout rush or castle knight rush. Their stables work incredibly fast and their cavalry is also better against buildings. The Tarkan is especially insane because it already has a bonus against buildings.

This is just one example from someone who's not that great at the game so I'm sure you guys can come up with much better ones.
